If we met with you in advance for our Complimentary Pre-Listing consultation, then I will discuss the current market climate and provide you with a comparable market analysis to determine the most marketable price for your home. As the Seller, price is always your decision! I am happy to provide home staging advice (if necessary) and suggest landscaping changes that will help draw buyers in (when applicable). I will advertise your home through a variety of methods, including local publications and online MLS® listings, social media, online flyer distribution, . I also have the ability to market your property throughout all of the KELLER WILLIAMS offices throughout the country.
When it comes to negotiating a purchase offer, I will be working with you and the prospective Buyer/Buyers agent to get the highest and best price the market will allow. We will help you understand contract contingencies and details of the closing process, in addition to handling all the paperwork for you. Essentially, I am here to represent you throughout the entire selling process, and to make sure that your real estate transaction is a positive and profitable experience. I view more homes than most can imagine. I do Open Houses (pre-covid) regularly so I have a feel for what people are looking for in a property. Some neighborhoods benefit from a staged home while others sell equally as fast not staged. Research shows that professionally staged homes sell for as much as 10% more and definitely sell faster, typically yielding several offers! Generally staging will cost $3.00-$9.00 per square foot for staging fees. While I always have professional photos, if you would like your home virtually staged, we can discuss that as well. I never lose sight of the fact that this is your home and I am here to assist you and guide you through the process!
